Best Window Styles for Cotswold Homes

Cotswold houses are unusually unforgiving of the wrong window. Flush casements in a heritage colour suit most of the stock, sashes suit the Georgian frontages, and the detailing matters more than the material.

Why the Cotswolds are different

Oolitic limestone gives this region its character, and it also makes it harder to get windows right. The stone is warm, textured and varied in tone, and it throws deep shadows in the reveals. A window detail that passes unnoticed on a modern brick elevation is conspicuous on a stone one.

The other complication is that the building stock is not one thing. A seventeenth-century cottage with stone mullions, a Georgian townhouse on a market square, a Victorian stone terrace and a twentieth-century house in reconstituted stone all want different answers. Working out which category a property falls into is the first job.

Flush casements — the workhorse

For the majority of Cotswold cottages and farmhouses, the flush casement is the answer, and it is what we specify most often on stone properties.

A flush casement sits within the frame so that the opening sash and the outer frame finish in the same plane, reproducing the flat face of a traditional timber window. A standard stormproof casement, by contrast, has the sash lapping over the frame, which creates a stepped profile and a shadow line that no historic window ever had. On a modern house nobody notices. On a stone cottage it is the detail that makes a replacement look like a replacement.

Flush casements are available in uPVC, timber and aluminium, and all three can be made to look right. What matters more than the material is the slimness of the section, the depth the window is set back into the reveal, and the way the glazing bars are made.

Working with stone mullions

Many of the older properties here have windows divided by stone mullions — the upright stone members between individual lights. These are part of the building fabric, not the window, and they are usually staying exactly where they are.

That constrains the design in a useful way. Each light gets its own frame within the mullion opening, the pane pattern is largely set for you, and the job becomes one of making slim, well-proportioned units that sit properly within the stone rather than crowding it.

  • Keep the frame section as slim as the system allows — the stone is already taking up visual width.
  • Set the frame back into the reveal rather than flush with the outer wall face, so the stone keeps its depth and shadow.
  • Do not add a plastic or metal mullion alongside a stone one. Duplicated uprights look wrong immediately.
  • Where a dripmould or hood mould sits above the opening, the frame head should sit cleanly beneath it.

Georgian frontages and sash windows

The market towns — Burford, Woodstock, Chipping Norton, Lechlade, Fairford, Minchinhampton, Painswick — all carry Georgian and Regency frontages alongside the cottages, and those buildings want vertical sliding sash windows.

A casement on a Georgian elevation is one of the most jarring substitutions possible, because the whole composition of that architecture depends on tall vertical openings with a strong horizontal meeting rail. The details that matter are the six-over-six or eight-over-eight pane division, the horns on the upper sash, the slimness of the meeting rail, and the depth the box sits within the reveal.

Modern sash systems reproduce this convincingly, with spiral balances rather than cords and weights, and with proper run-through glazing bars rather than stick-on ones.

Glazing bars, and why they give the game away

This is the single detail that most often betrays a replacement window on an old house, and it is worth understanding before you order.

  • Applied bars are stuck to the face of a sealed unit. From any angle other than straight on, the glass reads as one continuous sheet with strips on it. Conservation officers routinely reject them.
  • Duplex or double-sided bars are applied to both faces with a matching spacer bar inside the cavity, aligned with them. From the pavement this is convincing, and it is usually what officers will accept.
  • True through-bars divide the unit into genuinely separate panes. This is the most authentic and the most expensive, and it costs a little thermal performance for the extra perimeter.
  • Spacer bar colour matters more than people expect. A bright aluminium spacer draws a silver line around every pane; a black or grey warm-edge spacer disappears.

Colour

Brilliant white is the wrong answer on honey limestone almost every time. It is too cold and too bright against a warm stone, and it reads as modern from a distance.

What works: off-whites and creams, which sit comfortably with the stone; Chartwell green, which has become something of a regional default for good reason; darker heritage greens; soft greys and putty tones; and on the right building, a dark anthracite that reads as painted metal rather than plastic.

Judge any colour against your own stone, outdoors, in daylight. Cotswold limestone varies considerably in tone from the northern escarpment down to the southern villages, and a shade that looks right in Painswick can look off in Burford.

Getting modern performance without modern appearance

The old trade-off between looking right and being warm has largely gone.

  • Slimline sealed units, with a narrow overall thickness, fit into slender heritage frames that would never take a standard unit, and transform a single-glazed window.
  • Warm-edge spacers in a dark finish keep the glass edge discreet and cut condensation.
  • Head-concealed trickle ventilators satisfy Part F without putting a row of plastic slots across the head of the window, which is the detail conservation officers most often object to.
  • Secondary glazing remains the right answer on a listed building where the original windows have to be retained, and is very effective on both heat and noise.

Check the designation first

A great deal of this stock sits inside a conservation area, and much of the region lies within the Cotswolds National Landscape. Burford, Charlbury, Woodstock, Chipping Norton, Lechlade, Fairford, Minchinhampton, Painswick, Sherston, Castle Combe, Kemble, South Cerney, Stow-on-the-Wold, Ramsbury and Aldbourne all contain substantial conservation areas.

Conservation area designation alone does not remove your right to replace windows in a house, but an Article 4 direction does, and councils across this region commonly use one for exactly that purpose. Listed status is stricter again and needs listed building consent. Settle this before you settle the specification — it is a free check and it changes what is worth specifying.
